Cobble Hill Community Rules & Regulations

These rules & regulations will be enforced for the safety and enjoyment of our guests.  They are subject to change or modification as needed and new copies will be sent to everyone in this event.  A copy of these rules must be signed by each guest at Cobble Hill Campground.

Parking/ Vehicles

‍Vehicles may be towed for expired tags, taking up multiple spaces, or parking in anon-parking space.  Vehicles that appear not to be operational or with flat tires are also subject to towing. No mechanic work is allowed(changing oil, tires, etc.)  Vehicles violating any of the above will be towed at the owner's expense.  All vehicles and boats must be parked in designated areas.  None will be allowed to impede the streets.  Absolutely no boat trailers, cargo trailers, construction equipment or boats are to be parked on your lot.  No more than 2 vehicles per site.  There is absolutely no parking on vacant sites 

‍Loud Noise / Disturbing Other Persons

‍Be considerate and keep the volume of your music, voices, and other noise to a reasonable level.  Interfering with anyone’s use & enjoyment of the park, day/night is contrary to the Park Rules. Please DO NOT walk-through other sites.  Quiet hours are from 10:00 PM-8:00 AM and children under 18 must be accompanied by an adult during these hours.  Please remember music and conversation are for your enjoyment, not  your neighbors.  For the safety and privacy of our guests, DRONES ARE STRICTLY PROHIBITED 

‍RV Camper Rules

‍No RVs will be able to be sold in the park without ownership approval.  They must be less than 10 years of age and a $250 transfer fee will apply. Absolutely no “FOR SALE” signs will be allowed to be displayed.  A valid copy of the VIN for campers must be supplied.  A copy of the unit's registration must be provided to the office. All RVs must have Proof of at least $100,000.00 Liability Insurance on file in office. 

‍Occupancy

‍Campsites may not be used as your permanent residence.  Postal Mail may not be received at the campground.  Site fees allow 2 adults and 2 children under18.  Guest fees are $5.00 daily for ages 16 and above.  All guests must register at the office prior to entry and there is a maximum of 6 people per site.  Children under the age of 16 MUST be supervised and accompanied by an adult at all times. 

‍Check-Out Check-In Time 

Check Out is 11:00 AM   Check In is 2:00 PM 

‍RV Maintenance

‍Lessee will be responsible for washing their camping unit a minimum of once every year.  

‍Pool

‍There is no lifeguard on duty, swim at your own risk.  For safety reasons, all children under 16 are to be accompanied by an adult. Pool hours are from 10am-Dusk.  Please DO NOT bring any glass containers to the pool area. 

‍Pets

‍Pets must be leashed, cleaned up after, not aggressive and not left unattended.  Dog fences/pens are subject to management approval.  Pets cannot be a nuisance to others, ex. Constant barking.  Do not leave doors or windows open on RV, if you are away from the site & pet is left inside the home. They will not be allowed to be tied outside or left on decks. No pets will be allowed in any campground buildings or porches. The Park reserves the right to prohibit any pets or breeds at our discretion.  Failure to comply will result in a $25 fine per occurrence and will result with pet being barred from property.  

Unlicensed Motor Vehicles, All Terrain Vehicles 

‍ATV’s, off-road motorcycles, dirt bikes or go-carts or any other non-highway unlicensed motorized vehicles or toys cannot be used in the park and on park roads with the exception of golf carts.  

‍Speed Limits

‍Speed limits in the park are 5 MPH and will be enforced.  Obey at all times. DRIVE SLOW. 

‍Garbage

‍Garbage material must be placed in designated areas.  Household waste is only allowed in dumpsters.  No dumping of food scraps or cooking grease on the ground.  It must be disposed of in the dumpsters provided and bagged properly.  The following items are examples NOT to be placed in dumpsters, mattresses, furniture, or any large item, etc.  These large items should be taken to a landfill or removed by a debris removal service.  Items left outside the dumpster are subject to a $200 fine.  

‍Bicycles

‍Bicycles are allowed on roads only.  No riding bicycles after dark. Ages 13 & under must wear helmets.

‍AlcoholicBeverages

‍Alcohol is permitted only on a registered campsite or by the amphitheater. Drinking or the possession of an open alcohol container in any other Park area is prohibited. 

‍Additions

‍Decks, canopies and exterior buildings are not permitted in the campground.   

Guests:

‍There will be no subleasing of campers allowed.   

‍Fireworks, Firearms, and Hunting: 

‍Fireworks, Firearms, and Hunting are prohibited in the Park. 

‍Campfires

‍Please DO NOT move fire pits or fire rings and DO NOT leave fires unattended.   

‍Golf Carts

‍All guests wishing to have a golf cart must sign a liability waiver and provide a proof of insurance.  Only those 16 years of age and older with a valid driver's license are permitted to operate golf carts.  Golf carts must use existing drives and will have to go over the speed bumps not around them.  You may not drive through another campsite at any time, or your privileges will be revoked.  Proof of $100,000.00  Liability Insurance must be on file in office 

‍Maintenance of Lot

‍We will maintain the grounds; however, your lot is your responsibility to keep neat and orderly.  There will be one written notice, then you will be billed for cleanup.  Guests will an approved dog pen, MUST maintain their own grass& weeds.  No dumping of food scraps or cooking grease on the ground.  It must be disposed of in the dumpsters provided and bagged properly.  Clothes Lines are not permitted and nothing is to be hung from trees.  Keep lot decor to a minimum for mowing purposes. 

‍Profanity/ Violence

‍Screaming, hollering, abusive language and boisterous and/or violent behavior will not be tolerated. 

‍Smoking

‍No smoking in any campground buildings or cabins.  Dispose of smoking butts in proper containers, not on ground or in fire pits.   

NOTE: MANAGEMENT RESERVES THE RIGHT TO REFUSE ADMITTANCE AND EVICT ANYONE FOR FAILURE TO OBEY THE RULES OF THE PARK, WITHOUT ANY REFUND.
